Here are the specifics:
1. Buyer attends an initial consultation either in person or by phone/online.
2. Buyer signs a 6 month Exclusive Buyer Agency Agreement with CAPSTONE Real Estate, LLC
3. Buyer utilizes the automated home search web site to choose desirable properties. Buyer may also choose to see properties from other sources including but not limited to: For Sale by Owner's, other web sites, print ads, etc. We will contact the owner of any property not listed in the MLS to get further information and to arrange a showing.
4. Buyer purchases one of the homes in the first 12 showings that are conducted by a CAPSTONE Real Estate consultant, agent, or coach. A showing is a CAPSTONE representative accompanying the buyer through a property that the buyer has requested to see. If buyer wishes to go back to a property that was shown before it will count as an additional showing. Open houses that the buyer attends on their own do not count as a showing.
5. The first 12 homes shown are within the first 4 property tours. A property tour is any time that a CAPSTONE representative shows you property, whether it is 1 property or 6 properties consecutively.
6. Property purchased is a minimum sales price of $200,000 and paying a minimum cooperative commission to CAPSTONE Real Estate, LLC as specified in the buyer agency agreement. Rebates are available for properties purchased under $200,000 as well. A $750 rebate is available for properties purchased with a sales price of $185,000 - 199,999 and a $500 rebate is available for properties purchased between $150,000 - $184,999.
7. Buyer uses the real estate professionals referred by CAPSTONE Real Estate in the capacity of Mortgage Lender and Real Estate Attorney.
8. Buyer is pre-approved by the referred mortgage lender prior to previewing the first home.
As a CAPSTONE Real Estate Client you are free to use any outside 3rd party professionals that you are comfortable with. We work well with and cooperate fully with any lender, real estate attorney, inspector, etc.. We do not receive referral fees of any kind from any company that we refer. We recommend professionals with whom we have a strong working relationship. This helps minimize potential problems that can arise during a real estate transaction.
